ALTA SURVEY

An ALTA survey is a boundary survey prepared to a set of minimum standards that have been jointly prepared and adopted by the ALTA/ACSM.
​
An ALTA Survey depicts the property's borders, as well as the position of any improvements, such as structures, fences, utility lines, roads, and easements, on the subject property.
AS-BUILT SURVEY

Boundary survey means the process of investigating, collecting and evaluating real property evidence from recorded, field, and other relevant sources, in order to formulate a professional opinion regarding the location of property boundaries.
As-Built Survey means a survey performed to detail the horizontal and vertical positions of the physical improvements of all or part of a tract, parcel or lot of land.
BOUNDARY SURVEY

Boundary survey means any land survey performed for the purpose of describing, monumenting, locating the boundaries of, or subdividing a tract or parcel of land. Monumenting the boundaries of easements and other interests in real property is a Boundary Survey. Boundary survey means a survey made to establish or to reestablish a boundary line on the ground or to obtain data for preparing a map or plat showing boundary lines.

MORTGAGE LOCATION SURVEY
|
A Mortgage Location Survey is usually required and ordered by a title insurance company or a mortgage lender. Some of the items to be shown on a plat of this type of survey are the configuration of the subject property and the location and sizes of the structures on the property relative to the property lines. As with boundary surveys, the State of Ohio also has specific requirements that are to be met in a Mortgage Location Survey. However, mortgage location surveys are not to be used to determine property lines or corners.
TREE LOCATION SURVEY

A survey, which locates desirable or otherwise significant trees on a property, is frequently needed for design purposes or to adhere to a local tree ordinance. This type of survey can locate specific trees of a certain species or minimum trunk size as desired by the client. If the tree survey is being made in order to comply with a local tree ordinance, the trees, which are applicable to the requirements of the ordinance, will be identified, measured and tagged. The trees measured will be shown on a boundary survey drawing of subject property.
TOPOGRAPHIC SURVEY
|
A topographic survey is primarily concerned with noting the natural and manmade features on the land itself. These may include hills, ravines, streams, trees, fences, buildings, and other improvements over the natural state of the land. A topographic survey shows the location, size, and height of these types of improvements, as well as gradual changes or contours in elevation. A topographic land survey focuses more on elevation than on horizontal measurements. (topographic surveys are sometimes called contour surveys).
